The Miami Island Gardens Residences Club residences are part of a Private Island Gardens Residences Club being developed on Watson Island in Biscayne Bay between Miami and Miami Beach. The overall development will include a Super-Yacht Harbour and two hotels, the Shangri-La and a four star hotel, The Spa at Shangri-La Hotel, retail shops and world class dining. 

The Island Gardens Residences Club offers shared home ownership opportunities in spacious and luxurious one, two three and four bedroom residences. Each of the Florida shared ownership properties affords expansive views of Biscayne Bay as well as Miami Beach, the Atlantic Ocean or downtown Miami. The Residences owners are also Members of the Yacht Ownership Program. The Yacht Ownership Program consists of a fleet of 65+ foot yachts. Each yacht has three staterooms, three bathrooms, a spacious galley and salon as well as the latest fishing equipment and navigational technologies along with a fully certified crew. Fractional Yacht Ownership Program, Members (and their accompanied guests) enjoy the use of any of the yachts in the club fleet while only paying a usage fee to cover the cost of fuel and provisions.

Owners enjoy abundant and flexible usage privileges much like those enjoyed by individuals who purchased a Miami, Florida shared ownership property. You will own a 1/8th share (in the form of a 75-year leasehold) in one of The Residences and a Membership in the Yacht Ownership Program.

Owners may invite guests to use their shared ownership property unaccompanied by the owner as part of their primary use time. Owners can reserve well in advance a Planned Vacation Period, they can reserve a last minute long week-end vacation, they can reserve a multi week vacation or they can even reserve up to four residences during the same time period. In other words the The Residences offer true flexibility in usage.

Can The Residences Fractional Interest be resold? Yes. A Fractional Vacation Home Interest can be sold individually by the owner or through any authorized agent. It can be transferred or contributed to an estate at any time.

In order to operate and maintain the Residence, operate and maintain the Island Gardens Shared Yacht Ownership Program fleet and to provide five-star amenities and services, each Owner has the obligation to pay a share of those costs. Included in the Annual Owners Fees are:

  • Club staff salaries
  • Club Management Fees
  • Vehicle transportation shuttle expenses
  • Yacht maintenance-dockage-insurance-crew expenses
  • Residence maintenance – insurance – utilities, cable TV, window washing, landscaping, telephone, internet access expenses
  • Reserves for replacements for future facilities maintenance, upgrades and replacements.

  • The 2 bedroom 2.5 bathroom units are $295,000 to $405,000 3 Days
  • The 3 bedroom 3.5 bathroom units are $570,000 to $720,000 4-5 Days
  • The 4 bedroom 4.5 bathroom units are $655,000 to $720,000 5-6 Days
