Update from the 9th Annual Ragatz Fractional Interest Conference...
March 9-12, 2009 Fairmont Hotel, San Francisco.

With over 400 people in attendance, representing approximately 16 countries, many of the industry leaders present, this was an important conference. Much of what we learned we already knew. The economy has been horrible. Real Estate sales are down everywhere, why would fractional ownership be any different? Financing, well, need I say more? It doesn't exist yet! But what did happen was very exciting. What I have believed to be true was echoed throughout the hallways, from the podium, from most every panelists mouth, FRACTIONAL OWNERSHIP IS VERY WELL POSITIONED . When this economy does recover, and we know it will, fractional ownership makes more sense than any other second home option on the real estate arena. We also learned that this is still the fastest growing segment of the real estate industry today. Thank you Dick Ragatz for all your studies and statistics. If you are interested in reviewing the statistics, please call or email me, I will be happy to share.
The second most important thing that happened at this conference was the relationship building. Global Quarters was proud to co-sponsor with Ragatz two tours of fractional ownership properties. We had so much fun, 35 or so people hopped on our luxurious coach the day before the conference began and headed to the Sonoma and Napa Wine Country. We saw the Ranch on Soda Rock, The Lodges at Calistoga Ranch, and The Orchards at Carneros.
Fun, Fun, Fun, property tours, food, wine, and most important networking opportunities. The participants not only had an opportunity to meet the property managers, sales teams, owners, but each other. This set such a nice tone for the beginning of the conference for many. New friends, relationships, and business were developing all through the tour.
On Tuesday many of the same folks with an added 7-8 people met again to tour the San Francisco properties. Of course we enjoyed the wine and food, but the highlight were the properties. As the full moon rose over the Bay Bridge we toured the Heritage Place at Ghiradelli Square, moved on the Union Square and toured "The Penthouse" at The Odeon " and our final stop was the Residences at the Ritz-Carlton Club.
We would like to say a special thank you to all our "Developers and Teams" on sights who so graciously welcomed us, fed and watered us all while sharing their wonderful fractional properties. I would also like to acknowledge Dick Ragatz and his team for allowing us to host these tours during the conference. We were fortunate and delighted to have Tracy Ragatz and Roberta
Cordell attend our Wine Country. We hope to make this an annual event. See you next year...

• Does the state's fractional and time share regulatory scheme distinguish between "fractionals" and "time shares" and, if so, what is the difference?
• Can all or some of the states fractional and time share regulations or registration requirements be circumvented through non-deeded ownership legal structures such as special purpose entities?

And who wasn't happy to see 2008 end? 2009 is already showing signs of hope. Spring has sprung in Northern California, the daffodils are in full bloom, the fruit trees are all flowering and the Iris's buds are about to burst open, one can feel the renewal that spring promises, and the phones have even started ringing again! This week I have spoken to several people who have shown interest in buying fractional properties, people seeking services and several people who are also seeing a flicker of business come their way. It has been a very challenging time for many and I for one am glad to see the arrival of Spring!
While we were slowly recovering, I was able to use the time towards gaining my NAR Certified International Property Specialist ( CIPS )Designation. In January I completed all the course material which was very interesting. We studied the Middle East and Africa, The America's, Eastern Europe and Investment and Financial Analysis. Our topics included special problems in international transactions, cultural and historical elements of the client's region and marketing properties and services. NAR offers this course material and designation throughout the world, the qualifications are extensive and currently worldwide there are less that 2000 agents this this prestigious designation.
If you have any questions or would like to speak with me personally, please do not hesitate to call me. We are look forward to hearing from you!
