March 2008 was an eventful month for Fractional Ownership -

Ragatz Associates Conference held at the San Francisco Fairmont Hotel

Ragatz Associates conducted their 8th annual edition of a survey on the Fractional Interest/shared-ownership/use and Resort Real Estate Industry in North America and is thought to be the most comprehensive survey conducted of the industry.

Global Quarters was in attendance and the highlights of the conference were very positive. Industry leaders spoke on every subject relating to fractional ownership from Attorneys, Developers, Financiers, External exchange companies to Designers.

Dick Ragatz states the following top 10 statistics from his Annual Survey for Fractional Ownership Interests in North America, Canada, the Caribbean and Mexico;

The survey found that the overall sales volume in the fractional interest industry in 2007 was $2.3 billion.

This shows an increase of 8.3% from 2006.

The survey identified 300 fractional interest projects and private residence clubs plus 21 destination clubs. Of the 300 fractional developments, approximately half are sold out and 153 are currently available in active sales.

The average annual sales volume for Fractional Interest (FI) was 485 Million, 1.2 billion for Private Residence Clubs (PRC) and 610 million in Destination Clubs. Private Residence Clubs saw the most significant growth in 2007 mostly due to more projects being added. There are still a limited number of units and most of them are two and three bedroom units.

We have seen decreasing prices for FI (-9%); increasing prices for PRC's (+6%) per square foot.

We saw some mixed reaction about performance in 2007 although most say they would purchase again.

The survey shows there is significant interest in the concept.

Buyers state they have high satisfaction with their purchases .

It is estimated that 50,000 households have purchased shared-ownerships, representing 1.5% of all households in the U.S. with incomes over $200,000.

The Ragatz survey concludes there is a huge amount of market potential untapped.

Andrew Sirkin presented a Fractional Ownership Workshop in San Francisco on March 20 - attendance was high and Mr. Sirkin spoke for approx 90 minutes on the subject of Fractional Ownership properties.
